Our story
The stone of this farmhouse is over three hundred years old. When we restored it in 2018, we wanted to keep the original beams from the hayloft, the terracotta floors and exposed stone walls, blending them with the comfort you'd expect from a hotel. Six rooms, each designed differently, all with views of the vineyards.
Sant'Anna is a small hamlet just outside Montefalco, away from busy roads but five minutes from the historic center. From here you can see Spello, Trevi and on clear days the Subasio. When you arrive, you're greeted by the scent of rosemary from the garden and the sound of bees from the hive. It's a different rhythm—you'll feel it right away.

What are the check-in and check-out times?
Check-in from 3 to 7 pm. For arrivals outside these hours, contact us—we'll always find a solution. Check-out by 11 am.
Can I bring my dog?
Yes, your four-legged friends are welcome. We just ask that you let us know upon arrival and keep them on a leash in common areas. You'll find a bowl and blanket waiting.
How does breakfast work?
Served from 8 to 10 am under the portico in summer, in the common room in winter. Everything is homemade with produce from our garden and local producers. If you have allergies or special diets, let us know a day in advance.
Do you offer a shuttle service?
On request, we can arrange transfers to/from Foligno train station (15 minutes) or Perugia airport (45 minutes). The cost varies depending on the number of passengers—write to us for a quote.
Is the farmhouse accessible?
One ground-floor room is wheelchair accessible with an equipped bathroom. The garden, courtyard and common room are accessible. The other rooms are on the first floor, reachable only by the stone staircase.
